Upon booking the cabin, we will e-mail you a list with helpful info pertaining to your stay
What time is check-in and check-out
The cabin will be available by 3:00pm. If it is available before then we can accommodate you at that time. Checkout is 10:00am. There is a $50 fee for late checkouts.
Please do not drive your vehicle behind the cabins
When can I fish the property?
Fishing on our property begins after check-in, and continues until check-out time.
Is there a nightly minimum?
Yes, weekends require a 2 night minimum. Between December 15 & March 15 the minimum rental is 3 nights.
What type of fishing is permitted?
During the Spring and Fall, rentals are for Fly Fishing, Catch & Release only. Summertime rentals allow for any type of angling.
How far is Cattaraugus Creek from the cabins?
An easy 3-5 minute walk. There is a path behind the cabins that leads to the creek.
Or, you can drive to the upper portions of our property and park right next to the stream.
Are any maps provided listing the fishing locations on the property?
Yes, each cabin has a satellite photo map showing the creek and our property, and listing the good runs, as well as explaining the boundaries and private property rules on the land and stream. The map also shows you where to park on the upper sections.
Best Fishing Times on our Property
Fishing for steelhead is best on our property from Mid-October thru mid May. We are approximately 30 miles from Lake Erie, so it takes a while for the fish to reach our water, as they are coming from Lake Erie. In September and early to mid October, fishing lower on the river is more productive, though there are still some steelhead around on our property.
In the summer there are some smallmouth bass, as well as rough fish around our property. Further upstream from our property, above the Springville dam, there is good inland trout fishing in the spring and summer.
What about October & November rentals?
In October & November the cabins are only available in conjunction with fully guided fly fishing trips.
What is the deposit & cancellation policy?
To hold the cabin for a rental requires a 50% deposit for each night requested. This deposit is fully refundable if canceled 30 days or more prior to arrival.
Is a Security deposit required?
$100 security deposit is required. This deposit is fully refundable in the event nothing is damaged or broken, and no extra cleaning is required. It can be paid to us with your credit card via paypal, directing payment to the e-mail address [email protected]. The funds will be credited back to your credit card at the end of your stay if the conditions above are met.

What do we do about food and are there restaurants close by?
Each cabin has a full kitchen with all cooking utensils, pots/pans as well as plates and silverware. Each cabin also has a charcoal grill. Charcoal is not provided. Additionally, there is a shared propane grill that can be used. Salt and pepper are provided. There is a coffee maker with filters. You should bring your own coffee.
Feel free to bring food or you can pick some up at the Tops market or Wal Mart in Springville.
There is a list of local restaurants with menus in each cabin.
Do I need to bring linens?
No, all linens are included, but if you have a favorite pillow feel free to bring it.
Do the cabins have air conditioning and heat?
There is no a/c, but there are ceiling fans upstairs, as well as portable fans for use. Zoar Valley gets very cool in the evenings.
The cabins are fully insulated and have heat.
Are pets allowed?
Generally no, but we make some exceptions for an additional charge. Please inquire. Any damage done to the cabins will be the responsibility of the dog owner, and an extra security deposit may also be required.
Firewood is not provided
Is internet access available? Yes, Wi Fi is available in both cabins.
What about television?
We do have direct Satellite TV in each cabin.
